Eight individual community guides for a home search above $1 million. Explore resort communities, private country clubs, established neighborhoods and coastal addresses—with the details that help you compare them.

This edition focuses on the $1 million-plus segment; it does not imply that every home in a featured neighborhood is valued above that amount. Homes, membership categories and ownership costs vary. Research reviewed October 19, 2026.

Eight communities.
A closer look.

Compare the home and the lifestyle together. The guides below highlight what distinguishes each setting and the questions to resolve before selecting a property.

Delray Beach · Resort living

Seven Bridges

A recreation-focused address with an extensive tennis campus and on-site dining.

The setting

Seven Bridges brings the home search and the recreation calendar together. Buyers comparing its larger residences should look closely at the floor plan, outdoor living areas, lake orientation and the distance from a particular home to the clubhouse. It deserves its own comparison with The Bridges; the two names do not describe one shared amenity package.

Lifestyle and amenities

The community’s published amenities include a 30,000-square-foot clubhouse, fitness and spa facilities, resort pool, social spaces and Prime Seven restaurant. Its tennis center lists 12 Har-Tru courts and one hard court, with lighting, a pro shop and instruction.

What to compare in a home

For a $1 million-plus search, compare usable interior space, pool and patio configuration, renovation quality, garage capacity and privacy. A lake view can vary considerably with exposure, neighboring homes and the position of outdoor seating.

Ownership considerations

Request the current HOA budget, dues, capital contributions, assessments, restaurant charges and rules for guests, leasing, pets and exterior changes. Establish which services are included and which are charged separately.

A question for your shortlist

How often would you use the tennis, dining and fitness facilities—and does the home itself fit your daily routine as well as the clubhouse does?

Delray Beach · Resort living

The Bridges

A gated single-family community with dining, pools, fitness and racquet facilities.

The setting

The Bridges is a separate Delray Beach community with its own association and recreation facilities. The HOA describes 591 single-family homes. Its appeal is the combination of a private residence and a substantial range of activities within the neighborhood.

Lifestyle and amenities

The HOA lists a clubhouse of more than 17,000 square feet, a restaurant with indoor and patio seating, a resort-style pool and spa, children’s recreation areas, fitness facilities and an indoor sports complex. The racquet center currently lists six clay tennis courts and four pickleball courts.

What to compare in a home

Evaluate the actual home’s layout, natural light, rear-yard orientation, pool equipment, roof condition and updates. Compare similar floor plans and lots before using another home’s asking price as a benchmark. Tour the recreation facilities separately so the home and the amenity package each receive attention.

Ownership considerations

Obtain the latest HOA financials, fee schedule, assessment history, capital contributions and approval requirements. Ask about dining charges, guest access, booking rules and the operating schedule of facilities you expect to use.

A question for your shortlist

Would you prefer this community’s mix of racquet sports and indoor recreation, or the different tennis and clubhouse offering at Seven Bridges?

Delray Beach · Country club

Addison Reserve

A member-owned club community with 27 holes of golf and a broad wellness offering.

The setting

Addison Reserve is an option for buyers who want to organize their home search around a private-club lifestyle. Its member-owned structure and membership categories are central to the decision. Compare the residence and the club commitment together rather than viewing the asking price in isolation.

Lifestyle and amenities

The club’s three nine-hole golf courses are Redemption, Salvation and Trepidation; its golf page describes a Rees Jones redesign. Published lifestyle facilities include tennis, pickleball, padel, fitness, spa, aquatics, dining and recreation areas.

What to compare in a home

Full Golf and Partial Golf memberships provide different golf privileges. Buyers should request the current written details and confirm the category available with a particular purchase. For the home, compare golf or lake exposure, privacy, renovation scope, outdoor space and major-system ages.

Ownership considerations

Request a complete written estimate covering membership entry costs, annual operating and capital dues, association charges, assessments and food-and-beverage obligations. Ask which payments are refundable, transferable or subject to change; obtain the actual governing documents before relying on a marketing description.

A question for your shortlist

Which membership category supports how you intend to play, and what is the combined annual ownership budget for the house and club?

Delray Beach · Country club

Mizner Country Club

A mandatory-membership community with golf, racquet sports, fitness and dining.

The setting

Mizner Country Club’s official membership information states that homeowners must join the club. That makes the membership choice a core part of a purchase. Buyers should compare how the club’s Sports and Full memberships align with their expected use before narrowing the home shortlist.

Lifestyle and amenities

The club describes an 18-hole, par-72 golf course originally designed by Arnold Palmer and later renovated by Kipp Schulties. Its racquet program lists six lighted Har-Tru tennis courts and three dedicated lighted pickleball courts. Fitness, spa, pool facilities and dining round out the lifestyle offering.

What to compare in a home

Sports and Full memberships provide different golf access. Confirm current seasonal privileges, contribution requirements and availability directly with the club. Within the home search, weigh floor plan, pool placement, view, privacy and renovation quality; a golf-course setting should also be assessed for the actual relationship between play and the outdoor living area.

Ownership considerations

Combine the current club contribution, dues, capital charges and any assessments with HOA costs, insurance, taxes and home maintenance. Request the written membership terms and association resale package for the specific transaction.

A question for your shortlist

Does your preferred membership support your golf schedule, and does the home offer the everyday layout you want?

Delray Beach · Country club

Delaire Country Club

A 325-residence community with 27 holes of golf and required resident participation.

The setting

Delaire’s official membership page describes 325 residences and a required Resident Opportunity for property owners. It offers a smaller residential setting to compare with other Delray club communities. The published non-resident program is distinct from the obligations attached to owning a home.

Lifestyle and amenities

The club lists 27 holes of golf, dining, racquet facilities, wellness services, social activities and a playground. Its golf page identifies Joe Lee as the original designer and Kipp Schulties with later upgrades. Current membership materials describe golf without advance tee times, subject to the club’s operating rules.

What to compare in a home

For a $1 million-plus residence, inspect how the architecture, floor plan and renovation quality fit your needs. A proposed rebuild or addition requires its own review of the parcel and approval process. Compare golf frontage, outdoor privacy, roof and systems rather than assuming every home has the same ownership profile.

Ownership considerations

Ask for the current resident membership contribution, annual dues, HOA charges, capital obligations and assessment disclosures. Confirm family and guest privileges in writing. Distinguish today’s published benefits from terms guaranteed by the purchase documents.

A question for your shortlist

Does the smaller residential scale and golf format fit how you would use the club throughout the year?

Delray Beach · Established neighborhoods

Lake Ida

An individual-home search shaped by a freshwater lake, public parks and residential design rules.

The setting

Lake Ida calls for a property-by-property approach. A home advertised in the area may have a different lot, water relationship and development history from another nearby address. Establish the exact parcel, neighborhood and any association before treating two properties as comparable.

Lifestyle and amenities

Palm Beach County lists a freshwater boat ramp at Lake Ida West Park and a dog park with separate areas for large and small dogs. These are public park facilities, not a private clubhouse included with every home. Check the route and access from the specific property.

What to compare in a home

For a $1 million-plus search, compare lot utility, interior versus lakefront position, tree canopy, pool and yard layout, construction age and the scope of permitted improvements. Freshwater lake frontage should be evaluated on its own terms when comparing it with an Intracoastal boating property.

Ownership considerations

The city has a Lake Ida Neighborhood Overlay District with additional residential development standards. For a renovation or replacement home, confirm the parcel’s applicable rules and the feasibility of the proposed design with the city and project professionals. Obtain property-specific maintenance and insurance estimates.

A question for your shortlist

Are you choosing the existing home, the lot’s future potential or direct lake frontage—and has that priority been checked against the actual parcel?

Delray Beach · Waterfront

Tropic Isle

Canal-front homes east of Federal Highway, with an individual-property boating focus.

The setting

The Tropic Isle Civic Association places the neighborhood east of Federal Highway and immediately south of Linton Boulevard. It describes a canal network feeding the Intracoastal, with no fixed bridges along that connection. This is a waterfront neighborhood search in which the house, shoreline and vessel requirements all matter.

Lifestyle and amenities

The civic association describes approximately 430 single-family homes and a voluntary association. The setting combines older Florida-style homes with newer waterfront estates. Buyers should distinguish civic participation from any separate restrictions or obligations affecting the actual property.

What to compare in a home

For a $1 million-plus waterfront purchase, start with frontage, dock configuration, seawall condition, canal width, turning space and the vessel you intend to keep. Confirm depth, clearance, permitted dock use and the complete route with appropriate professionals; a neighborhood description alone cannot establish a boat’s suitability.

Ownership considerations

Review the seawall and dock with qualified specialists, obtain insurance quotes and verify permitted improvements. Include marine maintenance, pool care and the home’s major systems in the ownership budget. Confirm current association information and any recorded restrictions for the parcel.

A question for your shortlist

Does this specific dock and canal position work for your boat, as well as your preferred home and outdoor living arrangement?

Delray Beach · Coastal estates

Seagate

A coastal neighborhood where the parcel, beach access and design context shape the search.

The setting

This guide concerns the coastal Seagate neighborhood in Delray Beach. Establish the exact property location when searching: the Seagate name is also used by separate hospitality, club and residential offerings. A neighborhood address alone does not establish membership in a beach or golf club.

Lifestyle and amenities

The coastal setting is the starting point. Check the actual route to public beach access, the relationship to downtown and whether any claimed private access is documented. The Seagate’s club offerings have their own membership structure and should be evaluated separately from the house.

What to compare in a home

For a $1 million-plus coastal home, compare the parcel, elevation information, exposure, outdoor privacy, building condition and permitted improvements. Assess waterfront and interior locations separately. Avoid treating proximity to the ocean as proof of direct beach access or a transferable club benefit.

Ownership considerations

The City of Delray Beach applies its Beach Property Owners Design Manual alongside its land-development regulations for relevant Seagate properties. Confirm the applicable overlay and design-review requirements before planning changes. Request property-specific insurance, maintenance and renovation estimates.

A question for your shortlist

Which matters most for your search—beach proximity, the house itself, waterfront position or a separately arranged club experience?

Sources are linked in each article. Confirm current fees, membership availability, rules, access and property details with the relevant association, club and public authorities. This is a curated edition, not an exhaustive directory.

Pricing with context

Your property.
Its own market.

A buyer may compare a coastal residence, a home near downtown, or a property in an association community very differently. Focus on relevant location, lot, condition, size, and amenities rather than a citywide average alone.

Prepare for a stronger presentation

Clarity before
the first showing.

Prepare a clear record of renovations, major system ages, maintenance, and any association information. Professional presentation should show how the indoor and outdoor spaces work together, while the pricing strategy should reflect the homes buyers can actually choose.

Delray Beach seller insight

How do I make my Delray Beach home stand out?

Identify the features that matter for your home’s likely buyer, then support them with clear photography, accurate property information, and a consistent showing experience. Distinctive marketing works best when condition, pricing, and presentation support the same message.

Your selling strategy should also account for your next move. We can review your preferred closing timing, showing access, likely preparation needs, and the terms that matter when comparing offers.
