A private dock, a club marina, a serviced beachfront apartment and a Downtown tower offer different ways to live. Start with the experience you want, then narrow the search to the property that supports it.

This editorial guide covers Miami Beach and nearby Miami-Dade markets. Indian Creek Village, Surfside, Sunny Isles Beach, Coral Gables and the City of Miami are identified separately. The $1 million-plus focus is a search segment, not a claim that any featured estate or unit is available at $1 million. Many options require substantially higher budgets. Browse the dated property collections below and use the linked MLS reports to verify current prices and availability.

These are editorial comparisons, not rankings, current listings or promises of access. A waterfront location, a club privilege and an owned or leased berth are different rights.

01 · Island & club · Fisher Island · Miami-Dade County

Fisher Island

A private-island lifestyle that brings residences, recreation and boating facilities into one setting.

The setting

Fisher Island Club describes an island of approximately 216 acres with about 800 residences, reached by ferry or private yacht. This is a distinctly different daily routine from a bridge-connected neighborhood. Compare ferry logistics, guest arrangements and the specific condominium association as carefully as the home.

The lifestyle

The membership-only club publishes golf, racquet sports, beach facilities, dining, spa and fitness offerings. Its two marinas give boating a central role in the island experience. The Vanderbilt Marina advertises accommodation for yachts up to 250 feet, but actual berth suitability and availability must be confirmed with marina management.

What to compare before buying

A residence, club membership and marina berth are separate items to establish in writing. Compare building dues, island charges, club costs, assessments, ferry arrangements and any berth agreement. For a condominium, also review reserves, planned work, insurance, inspections and any leasing restrictions.

Who should shortlist it?

Consider this option if your priority is private-island routine, club amenities and marina services. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Do you want the island routine every day, and is a suitable berth actually available for your vessel?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

02 · Waterfront estates · Indian Creek Village · Separate municipality

Indian Creek Village

A small residential island municipality for buyers prioritizing privacy and a waterfront estate setting.

The setting

The Village’s official overview places Indian Creek on a man-made barrier island in Biscayne Bay, connected to the mainland by the Surfside Bridge. It describes a community of waterfront estates and the Indian Creek Country Club. Indian Creek is a separate municipality, not a Miami Beach subdivision.

The lifestyle

The island’s character centers on private residences and its controlled residential setting. Homeownership and country-club membership should be investigated independently. The presence of the club does not establish that a buyer will receive membership or playing privileges.

What to compare before buying

Start with the particular estate: frontage, orientation, seawall and dock condition, permitted improvements, privacy and the desired architecture. Have a marine professional confirm the vessel’s complete route and berthing requirements. Obtain current entry procedures, property records and the approvals relevant to intended improvements.

Who should shortlist it?

Consider this option if your priority is a highly private estate search. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Is a private estate environment your priority, and does the specific property support your house and vessel requirements?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

03 · Island estates · Miami Beach · MacArthur Causeway islands

Star Island

A prominent Miami Beach island address to compare through the estate, the frontage and the setting.

The setting

Star Island belongs to the Palm, Hibiscus and Star island group identified by the City of Miami Beach and the islands’ own association. For a buyer, the useful comparison is the individual estate: its land, water orientation, architecture and relationship to neighboring properties.

The lifestyle

The residential island setting is the main attraction. It should not be presented as a resort amenity package. Discuss current island procedures and association participation, and check how the home’s landscaping, setbacks and outdoor arrangement deliver the privacy you want.

What to compare before buying

For a waterfront property, compare seawall condition, documented dock rights, water exposure, turning room and marine maintenance. For an older home or replacement project, review permitted work and the feasibility of your intended plans. Compare closed estate sales using lot and waterfront characteristics as well as interior square footage.

Who should shortlist it?

Consider this option if your priority is an estate-scale island home search. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Would you prefer a larger estate setting here, or a different island position with a home that better fits your daily needs?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

04 · Island homes · Miami Beach · MacArthur Causeway islands

Palm Island

An island-home option where the exact lot and boating arrangement shape the decision.

The setting

Palm Island is part of Miami Beach’s Palm, Hibiscus and Star island group. Consider it as a separate property search from Star Island or Hibiscus Island rather than assuming that the names describe equivalent homes, lots or waterfront conditions.

The lifestyle

Evaluate the actual journey from the home to the destinations you use: Miami Beach, the mainland, your work and your marina services. The islands’ association provides neighborhood information; ask for the current arrangements that apply to your property and guests.

What to compare before buying

Waterfront and interior properties require different comparisons. If boating is essential, start with a parcel that has the appropriate waterfront and verify frontage, dock configuration, permits, canal or bay position and the complete navigation route. Review the home’s condition alongside seawall, drainage, pool and landscape maintenance. Request current association and public property records.

Who should shortlist it?

Consider this option if your priority is a waterfront home with access between city and beach. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Would an interior island home satisfy your needs, or must your boat be kept at the property?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

05 · Island homes · Miami Beach · MacArthur Causeway islands

Hibiscus Island

A distinct island option for comparing home design, outdoor space and waterfront practicality.

The setting

Hibiscus Island is identified separately within Miami Beach’s island neighborhoods, while sharing a neighborhood association with Palm and Star islands. Keep its home search separate: a water view, a waterfront lot and a documented usable dock are three different attributes.

The lifestyle

The City lists Hibiscus Island Park at 113 West Palm Midway. Confirm the current facilities and access arrangements when visiting. Tour the neighborhood and assess the route to the beach, mainland and everyday destinations rather than relying on a fixed travel-time claim.

What to compare before buying

Compare interior and waterfront positions, architectural condition, yard arrangement and the amount of work you intend to undertake. For boating, commission a review of the dock, seawall, permitted use and full vessel route. Ask about applicable neighborhood charges and planned public works, and obtain insurance and maintenance estimates for the actual residence.

Who should shortlist it?

Consider this option if your priority is an island address with a property-led boating search. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Which matters most to you here: a move-in-ready house, a redevelopment opportunity or dockage that works for your boat?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

06 · Island homes · Miami Beach · Four island neighborhoods

Sunset Islands I–IV

Four islands to compare individually, with the home’s position driving the waterfront experience.

The setting

Miami Beach lists Sunset Islands I & II and Sunset Islands III & IV separately in its neighborhood-association directory. A buyer should identify the precise island, waterfront or interior location and applicable association instead of treating “Sunset Islands” as one uniform product.

The lifestyle

Your experience will depend on the house, outdoor spaces and actual access to the Miami Beach destinations you enjoy. Verify island-entry procedures, visitor arrangements and relevant neighborhood rules directly. An island address does not by itself establish private-club amenities.

What to compare before buying

Compare sun exposure, outdoor privacy, water conditions, dock rights and the house’s renovation quality. The route for a boat deserves its own examination, including every bridge and turning area between the dock and your intended destination. Ask about the specific island’s current infrastructure work, association requirements, capital obligations and public approvals for changes to the home.

Who should shortlist it?

Consider this option if your priority is an island-home search close to the Miami Beach lifestyle. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Which island and side best balance your preferred house, outdoor living and boating needs?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

07 · Causeway islands · Miami & Miami Beach · Confirm the individual island

Venetian Islands

A chain of island neighborhoods for buyers comparing a waterfront home with a connected urban routine.

The setting

The Venetian Islands cross a wider geography than one neighborhood label suggests. Miami Beach’s association directory identifies Rivo Alto, Di Lido and San Marino within its Venetian Islands association coverage. Confirm the municipality, island and parcel for every home you consider.

The lifestyle

The Venetian Islands Homeowners Association describes itself as a voluntary nonprofit neighborhood association and reports work on infrastructure and resident concerns. This is not the same structure as a private resort club. Check what applies to the particular address and whether separate property restrictions exist.

What to compare before buying

For a boating buyer, a bay view should lead to a separate investigation of dock rights, bridge clearances, water depth, tides and the actual route. For the residence, weigh terrace or yard privacy, orientation, road relationship and the scope of renovation. Ask about bridge, utility and infrastructure projects that may affect access or daily life.

Who should shortlist it?

Consider this option if your priority is a connected island setting between mainland and beach. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Does your preferred island offer the best combination of home, commute and boat access for your lifestyle?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

08 · Waterfront estates · Coral Gables · Separate city

Gables Estates

A Coral Gables waterfront estate community where membership and the marine setting belong in the first conversation.

The setting

Gables Estates Club describes a shoreline community developed around seawalled canals and 192 lots. It states that club membership is a prerequisite to purchasing property. This is a Coral Gables option within greater Miami, not a Miami Beach island.

The lifestyle

Its defining offer is the residential waterfront setting. Buyers should obtain the current club documents and admission procedure before making assumptions about timing or eligibility. The club’s public materials provide a starting point, while current written information should govern the purchase process.

What to compare before buying

Compare lot utility, house placement, canal position, dock configuration and the route to the water you intend to use. Have specialists establish actual navigability, seawall condition and the feasibility of any dock changes. Combine the home budget with current club application and ownership charges, marine work, insurance and ongoing maintenance.

Who should shortlist it?

Consider this option if your priority is a canal-estate search with a club approval process. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Do the admission timeline, estate layout and verified boating conditions support your intended purchase?

09 · Serviced oceanfront residences · 9011 Collins Avenue · Surfside

Four Seasons Residences at The Surf Club

A Surfside residential address for buyers who value service, architecture and life at the beach.

The setting

The project’s official materials distinguish Private Residences from Hotel Residences. That distinction matters when comparing use, services and any rental arrangement. Confirm the exact residence type, condominium documents and property address; Surfside is a separate municipality from Miami Beach.

The lifestyle

Published residential features include pool and beach service, spa and fitness facilities, dining and a designated concierge. The operator also lists services such as housekeeping, provisioning and in-residence dining on an à-la-carte basis. Establish what is included with the unit and what requires an additional charge.

What to compare before buying

Compare the actual floor plan, terrace, orientation, elevator arrival and privacy. Review association budgets, reserves, assessments, inspection records, insurance, planned works, parking and service fees. A beachfront residence does not provide a marina berth by implication; arrange boating separately unless a documented entitlement is part of the transaction.

Who should shortlist it?

Consider this option if your priority is hotel-style service and beachfront living. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Do you want a private residence with optional services, or a different residence category with its own operating terms?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

10 · Boutique oceanfront building · 8955 Collins Avenue · Surfside

Arte Surfside

An intimate oceanfront alternative for buyers who prefer a much smaller residential collection.

The setting

Arte’s official site describes 16 residences designed by Antonio Citterio and Patricia Viel in collaboration with Kobi Karp. Its address is in Surfside. The small number of homes offers a useful comparison with larger condominium campuses, but the experience of each residence still depends on layout and position.

The lifestyle

The developer describes ocean views, private terraces and residential services. Review the current amenity program in person and request the association’s written service schedule rather than assuming every service is included or always staffed.

What to compare before buying

For a boutique building, compare the ownership budget and allocation of expenses as carefully as the interiors. Obtain current financials, reserve information, assessments, insurance and planned projects. Review terrace responsibility, parking, guest arrangements, pets, rentals and alteration approvals. Assess the unit’s actual view and outdoor privacy; marketing imagery cannot establish either for every residence.

Who should shortlist it?

Consider this option if your priority is a smaller-scale beachfront building and substantial terraces. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Does the smaller building scale justify the ownership budget and provide the privacy and terrace arrangement you want?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

11 · Oceanfront tower · 18501 Collins Avenue · Sunny Isles Beach

Turnberry Ocean Club Residences

An oceanfront tower to consider when both residential services and access to a wider recreation network matter.

The setting

Turnberry Ocean Club’s official site places it in Sunny Isles Beach and describes six levels of amenities. Sunny Isles Beach is a separate city north of Miami Beach. Compare the specific floor, exposure, arrival sequence, parking and daily route rather than treating all coastal towers as interchangeable.

The lifestyle

The published program includes pools, fitness and spa spaces, dining and beach service. The developer also describes preferred access and rates at Turnberry Marina, with dock space and rates subject to availability. Marina access is not the same as a guaranteed assigned slip.

What to compare before buying

Confirm which club or marina privileges transfer with a resale, whether any promotional terms have expired, and the ongoing cost. Obtain current association financials, reserves, assessments, inspection information, insurance, service charges and leasing rules. If you own a yacht, get a berth proposal directly from the marina for the exact vessel.

Who should shortlist it?

Consider this option if your priority is an extensive amenity program with separate marina connections. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Can the residence and a separately confirmed marina arrangement support the lifestyle you intend to use?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

12 · Oceanfront design tower · 18555 Collins Avenue · Sunny Isles Beach

Porsche Design Tower

A distinctive option for buyers who put vehicle access and residential engineering high on their shortlist.

The setting

Porsche Design’s original project announcement identifies the automobile elevator as the tower’s signature feature. It also describes residential plunge pools, outdoor kitchens and recreation facilities. These are project-design details, not a statement that every feature or service is identical in every resale unit today.

The lifestyle

Compare the actual home’s garage arrangement, vehicle compatibility, terrace and pool configuration. Request a demonstration and current operating information for the systems you expect to use. Verify today’s staffing, restaurant and wellness services directly with management.

What to compare before buying

Review equipment maintenance, planned works, downtime procedures, association budgets, reserves, insurance and assessments with the relevant professionals. Establish which systems are the owner’s responsibility and which are common elements. Oceanfront living and private dockage are different requirements; arrange a marina independently unless documented rights are included.

Who should shortlist it?

Consider this option if your priority is a vehicle-focused residential concept. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Is the automotive concept central to your lifestyle, and are you comfortable with its current operating and maintenance arrangements?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

13 · Architectural city tower · 1000 Biscayne Boulevard · City of Miami

One Thousand Museum

A Downtown Miami alternative for buyers who want architecture, space and a city address.

The setting

Zaha Hadid Architects identifies One Thousand Museum as a residential tower opposite Museum Park. The project’s official site describes half-floor and full-floor homes and substantial recreation spaces. This is in the City of Miami, not on the oceanfront in Miami Beach.

The lifestyle

Published project materials focus on spaces for swimming, fitness, wellness and social use. Inspect the current program and staffing as part of the tour. Evaluate views from the actual residence and assess nearby streets, destinations and building activity at the times you expect to be there.

What to compare before buying

Compare floor-plan utility, terraces, arrival privacy, parking and service expectations. Request association financials, reserve and assessment records, inspections, insurance and planned projects. A view across Biscayne Bay does not create dock rights; a boating plan needs a separate confirmed marina arrangement.

Who should shortlist it?

Consider this option if your priority is large-format residences and a Downtown Miami base. Compare it with at least one alternative in the table, using your actual budget, preferred layout, travel routine and willingness to maintain the property.

Your decision question

Would a Downtown base and a larger-format apartment serve you better than an oceanfront residence or island estate?

Back to all Miami options ↑ · Discuss this option with Vânia ↗

For the boating buyer

Start with your vessel.

The right home for you must also be the right place for your boat. Bring the vessel specifications into the first property conversation.

  • Vessel: overall length, beam, loaded draft and air draft, plus tender or lift requirements.
  • Route: every bridge, tide-sensitive point, channel, turning area and the journey to your preferred open water.
  • Berth: deeded, leased, assigned or subject to availability; confirm transferability, dimensions, permitted use, charges and waiting lists.
  • Condition: professional review of the seawall, dock, pilings, lift, shore power and relevant permits.
  • Daily operation: crew access, servicing, fuel, storm arrangements and the cost of maintaining the marine facilities.

Use the marina manager and qualified marine professionals for the property and vessel review. A neighborhood description cannot confirm navigability.

For the condominium buyer

Review the building
as carefully as the apartment.

Request current association budgets and financials, reserve information, inspection reports, assessments, insurance, planned works and meeting records. Confirm rental and pet rules, guest access, parking, renovation approvals, service charges and which advertised privileges transfer with the specific sale.

Compare your recurring ownership budget alongside the asking price. Tour the actual residence, view, terrace, amenities and arrival sequence; services and conditions may differ from original project marketing.
