REQUEST YOUR PRIVATE HOME VALUATION
The Sanctuary is a private waterfront community in Boca Raton, set along the Intracoastal Waterway east of Federal Highway. Its custom estates and boating-oriented setting attract buyers who value an individual residence and the practical details of waterfront ownership.
Waterfront setting and custom homes
The Sanctuary Homeowner’s Association reports 97 private estates, with deep-water dockage behind 62 homes. Its marina page also identifies a 23-slip marina, with slips available for residents to rent through the HOA. These figures describe the community; they do not establish that a particular slip is available for a buyer.
Custom estates differ in frontage, dock configuration, exposure, privacy, elevation, architectural style, renovation quality and major-system condition. Floor plans, room proportions, garage capacity, outdoor living and the relationship to neighboring properties deserve the same attention as interior finishes.
Boating questions that matter
Verify the exact dock rights, dimensions, water depth, bridge route, turning conditions and practical suitability for the intended vessel. Review seawall and dock condition, permits, utilities and lift equipment with qualified professionals. A listing’s general waterfront description cannot substitute for a vessel-specific assessment.
For HOA marina use, request current availability, rental terms, charges, vessel restrictions and operating rules directly from the association. Separate property-owned facilities from community marina privileges in both a purchase decision and a seller’s marketing.
Amenities and neighborhood life
The association’s website presents tennis and recreation, a playground or park, concierge service and security information alongside its marina resources. Review current facilities, access arrangements, operating details and association responsibilities before relying on marketing summaries.
Ownership and property review
Request the current governing documents, budget, assessments, insurance information, application procedures, approval timelines and full fee schedule. Ask about exterior renovations, landscaping, generators, seawalls, docks, vehicles, pets and leasing.
Confirm the specific parcel’s jurisdiction, zoning and permits through City and County records. Obtain inspections, elevation and flood-zone information, wind-mitigation records and current insurance advice. Evacuation zones and flood zones serve different purposes and should be checked separately.
Preparing a Sanctuary estate for sale
A clear waterfront presentation begins with evidence. Organize the survey, plans, permits, renovation chronology, roof and mechanical records, warranties and marine documentation. Show the home’s architecture, indoor-outdoor flow and actual outlook accurately through professional photography and measured floor plans.
Pricing should consider relevant waterfront sales and current competition, with adjustments grounded in the individual estate’s condition, frontage, site, improvements and navigation characteristics. A broad neighborhood average may conceal the features that matter most to the buyer.
For absentee owners, the preparation plan can cover vendor access, storm readiness, staging decisions, photography approval, showing instructions and regular progress reports. Vânia can coordinate the process around the property and the owner’s timing.
