Lotus

Contemporary homes and a substantial recreation campus.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

The original Lotus is its own community, with its own association and facilities. It should not be confused with Lotus Palm or Lotus Edge. For buyers comparing contemporary homes, the useful question is how the individual residence, its lot, and the community’s recreation program work together.

Setting
Western Boca Raton market
Homes
804 single-family residences, per the association manager
Clubhouse
More than 26,000 square feet
Racquets
7 clay tennis courts, 1 asphalt tennis court, 6 pickleball courts
Editorial focus
Homes above $1 million

Homes, layouts & the lot

GL Homes introduced the Lotus brand in Boca Raton in 2019. Contemporary design is central to its identity. For a resale, review the actual floor plan rather than relying only on a model name: optional rooms, enlarged patios, pools, and later renovations can change how a home lives. Compare bedroom locations, stairs, garage capacity, storage, and usable outdoor space. Obtain measured living area and the approved plans for the property before treating two homes as equivalent.

Clubhouse, dining & pools

GRS describes Luna Bistro Cafe, a poolside bar, a fitness center, an indoor sports court, and game and card rooms. The swimming facilities include a resort pool, lap pool, and spa. These amenities make a community visit part of the property search: look at the spaces you would use during your normal week, not only the main entrance. Ask which classes, restaurant purchases, coaching, and guest activities carry separate charges.

Tennis, pickleball & recreation

The association manager lists eight tennis courts and six pickleball courts, along with a racquet pro shop, outdoor basketball, and play areas. Confirm the current booking system, guest access, lessons, and evening hours before choosing a home because of a particular sport. A house near the recreation campus and one farther away offer different daily routines; visit both settings before deciding.

HOA, purchase approval & ownership costs

The manager states that purchase and lease approval are required, exterior modifications need architectural approval, and a buyer capital contribution equal to two current quarterly assessments is collected at transfer. Confirm the current written schedule before contracting. Request the budget, assessments, reserves, any special charges, and a property-specific breakdown of included services. Add insurance, taxes, utilities, pool care, and maintenance to the ownership comparison.

Pets, leasing & exterior changes

Use the current association rules to confirm pet limits and restrictions, lease duration and frequency, application timing, parking, fences, generators, and pool or landscaping projects. This article does not publish an unverified pet count or rental allowance. If any of these matters determines whether you can buy, obtain the relevant provision in writing during your review period.

The $1M+ pricing conversation

This magazine focuses on homes above $1 million. Within that search, compare closed sales by floor plan, lot position, exposure, condition, pool, and upgrades. An asking price is a starting point, not proof of market value. A seller’s original upgrade bill also does not establish the amount a buyer will pay today. Ask Vânia for a dated comparison of the exact homes you are considering.

Location, schools & your visit

Lotus sits in the western Boca Raton market. Test the actual drive from the address to your regular destinations at the times you travel. Verify school assignment with the district’s address locator; a Boca Raton mailing address does not establish city limits or an attendance boundary. On a tour, inspect noise, light, drainage, storage, maintenance, and the route from the home to the clubhouse.

See the community. Review the actual home.

Use the official community or builder resources below for its own photographs, plans and current information. For a resale, request the floor plan and approved improvements for the exact address. Custom estates do not have one universal floor-plan collection.

Lotus Palm

A separate Lotus address with its own clubhouse and racquet program.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

Lotus Palm carries the contemporary Lotus design approach into a separate community. Buyers should compare its own amenities, association requirements, and homes rather than assuming that the original Lotus and Lotus Edge have the same facilities or rules.

Setting
Boca Raton, near the Glades Road corridor
Homes
525 single-family residences
Clubhouse
More than 26,500 square feet
Racquets
6 clay tennis courts and 5 pickleball courts
Editorial focus
Homes above $1 million

Homes & floor-plan comparisons

GL Homes identifies Lotus Palm as a contemporary community. A published SERHANT. property example at 8360 Crystal Downs Avenue describes a Polynesia plan with 4,605 square feet of air-conditioned space. That is one property example, not a specification for every home. Request the builder plan and property records for the exact address, including changes to bedroom layouts, lofts, garages, patios, and pools. Confirm whether advertised square footage is living area or total area.

Dining, social spaces & swimming

The association manager describes indoor and outdoor bistro seating, a bar and lounge, game and card rooms, a multisport space, and a fitness center. Swimming includes resort, lap, and beach-entry pool settings. Explore how those facilities fit your routine. Ask for current operating hours, guest rules, reservation procedures, and separately billed activities or dining rather than assuming the purchase price covers every part of the lifestyle.

Courts, fitness & outdoor recreation

GRS lists six lighted clay tennis courts, five lighted pickleball courts, a racquet shop, and a yoga garden. These are Lotus Palm’s facilities. For a regular player, court availability, coaching, playing format, and your preferred time matter as much as the court count. Compare the walk or drive from prospective homes to the recreation areas and inspect nearby activity levels during a normal operating period.

HOA & the full ownership budget

The manager publishes purchase and lease application procedures and requires architectural review for exterior changes, including landscaping. Obtain the current assessment schedule, transfer charges, approval timetable, budget, and included-services list. A published listing may show a fee for one address at one date; use current association documents for your transaction. Budget separately for insurance, property taxes after purchase, utilities, pool care, and future repairs.

Pets, leasing & projects

Confirm the latest pet provisions, minimum lease term, rental frequency, parking rules, and guest use directly in the association documents. Review the approval path for a pool, fence, generator, outdoor kitchen, or landscape redesign. A yard described as having room for a pool is not the same as an approved, permitted pool project. Written restrictions should be reviewed before a feature becomes central to your purchase decision.

Pricing homes above $1 million

A SERHANT. page reviewed for this article displayed 8360 Crystal Downs Avenue at $1.95 million. This is a research example, not a current availability promise, community price range, or valuation. Your comparison should use fresh listings and closed sales with similar floor plans, lot settings, pools, and finishes. Buyers should also distinguish a resale from any remaining builder offering and confirm the actual completion and occupancy status.

Location, schools & a useful tour

The builder’s Lotus Palm material places the community along the Glades Road corridor. Test your own routes to shopping, work, the beach, and airports. Check the exact address with the school district and the applicable permitting jurisdiction. During a tour, compare stair use, bedroom separation, natural light, storage, driveway function, and the outdoor area at different times of day.

See the community. Review the actual home.

Use the official community or builder resources below for its own photographs, plans and current information. For a resale, request the floor plan and approved improvements for the exact address. Custom estates do not have one universal floor-plan collection.

Lotus Edge

Contemporary home collections with an expanded clubhouse and padel.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

Lotus Edge is the next distinct chapter in the Lotus group, not another name for Lotus or Lotus Palm. Its builder material describes a larger recreation program and current home collections. Understanding the difference between air-conditioned and total area is especially useful here.

Setting
Glades Road / Lyons Road area
Builder
GL Homes
Clubhouse
30,686 a/c square feet; 39,000 total square feet
Racquets
6 tennis, 2 padel and 10 dedicated outdoor pickleball courts
Editorial focus
Homes above $1 million

Homes, collections & official plans

GL Homes markets the Fiji and Bali collections at Lotus Edge. The builder pages reviewed displayed starting figures of $1.7 million and $2.3 million respectively; prices, inclusions, incentives, and availability can change. Use the official collection pages linked below for plans. Compare the actual contract specifications with model-home finishes, including structural options, appliances, outdoor improvements, and what is included in a furnished offering. A model presentation is not automatically a specification for another home.

The clubhouse & dining

The builder distinguishes 30,686 square feet of air-conditioned clubhouse space from 39,000 square feet in total. Its lifestyle page describes dining, lounge, fitness, wellness, game, and indoor recreation spaces. When comparing communities, keep those area definitions consistent. Ask about operating hours, dining charges, guest policies, reservations, and any services billed in addition to the regular assessment.

Pools, fitness & wellness

The published program includes resort and lap pools, a spa, a yoga lawn, fitness facilities, and wellness features including a cold plunge. Evaluate the amenities in person and confirm which are operating at the time of your visit. For any newer construction purchase, also ask about ongoing building activity, construction access, and the relationship between current facilities and anything still proposed.

Tennis, padel & pickleball

GL Homes lists six tennis courts, two padel courts, and ten dedicated outdoor pickleball courts, plus flexible indoor sports courts. Do not add flexible indoor capacity to the dedicated outdoor count as though they were identical facilities. Ask about instruction, booking, competition schedules, guest rules, and noise near a lot you are considering. The right comparison is the playing experience you expect to use.

HOA, contracts & ownership costs

Request current assessments, capital contributions, transfer charges, association documents, included services, and any community development obligations applicable to the property. For a builder contract, compare deposits, completion terms, warranty coverage, inspection opportunities, and change-order limits with your professional advisers. Obtain an address-specific insurance quote and a post-purchase tax estimate rather than adopting the prior owner’s bill.

Pets, rentals & changes after closing

Before committing, confirm pet restrictions, lease terms, tenant approval, vehicle rules, and architectural requirements in the current documents. Planned pools, fences, generators, and landscape changes should be checked against both association and governmental requirements. Do not assume Lotus Palm rules apply to Lotus Edge merely because the communities share a builder and brand.

Location & your property shortlist

The builder places Lotus Edge near Glades Road and Lyons Road. Compare actual routes, not advertised travel-time estimates, to the destinations that matter to you. Verify school assignment by address. For a $1M+ shortlist, compare homes using the same living-area definition, completion status, lot exposure, outdoor improvements, and included finishes.

See the community. Review the actual home.

Use the official community or builder resources below for its own photographs, plans and current information. For a resale, request the floor plan and approved improvements for the exact address. Custom estates do not have one universal floor-plan collection.

Boca Bridges

Estate-scale homes, dining, racquets and an extensive recreation campus.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

Boca Bridges is a separate community from The Bridges and Seven Bridges. Its association manager describes a substantial clubhouse and recreation campus. For a buyer, the useful comparison combines a specific home’s layout and lot with the services and activities likely to become part of everyday life.

Thinking about selling your Boca Bridges home?

Explore Boca Bridges home valuation and seller representation with Vânia Aquino, including how view, homesite, floor plan and upgrades shape a pricing discussion.

Read the Boca Bridges home selling preparation checklist before planning your launch.

Setting
Boca Raton
Homes
504 single-family residences
Clubhouse
Approximately 27,000 square feet
Racquets
7 tennis courts and 4 pickleball courts
Editorial focus
Homes above $1 million

Homes & layout differences

Published property examples include different plans, such as the Annabelle and Florence. A model name alone is not enough for a comparison. Obtain the exact floor plan, confirm living area against total area, and review bedroom placement, lofts, club rooms, garage capacity, storage, and any changes made after construction. Evaluate pool and patio improvements separately from the interior so the price conversation reflects what is actually being purchased.

Clubhouse, restaurant & pools

The association manager lists a restaurant with poolside seating, a pool bar, lounge and gathering areas, fitness facilities, and an indoor sports court. The aquatic program includes a resort pool, lap pool, spa, and wet-play area. The club operator also describes the clubhouse as a center for dining and recreation. Request current hours and a schedule of any charges for food, classes, guests, coaching, or special events.

Racquets, recreation & access

GRS lists six clay tennis courts, one asphalt tennis court, and four pickleball courts, with a racquet shop and spectator areas. Basketball, play spaces, and a pavilion round out its published outdoor program. Tour the spaces you would use and ask about booking and visitor access. Guarded or controlled entry is an operating feature, not a guarantee that any property is free from security risk.

HOA, approvals & costs

The manager publishes purchase and lease approval requirements and architectural review for exterior changes. Request the current fee schedule instead of relying on a figure in an older advertisement. Review regular assessments, capital or transfer charges, included maintenance, reserve information, insurance responsibilities, and any pending special assessment or significant project. For a property-specific decision, review available association disclosures and professional reports with your advisers.

Pets, leases & exterior projects

Confirm pet limits, rental restrictions, visitor rules, vehicle policies, and approval deadlines from the current association documents. A pool, fence, summer kitchen, generator, or landscaping change may involve both architectural review and permits. A useful purchase checklist records which questions have written answers and which remain outstanding before a contingency period ends.

How to compare $1M+ homes

Published SERHANT. research examples reviewed included 9006 Dulcetto Court at $3.295 million and 8992 Chauvet Way at $2.2 million. These are dated listing references, not a community-wide range or assurance of availability. Compare fresh closed sales with similar plans, lots, exposure, condition, and outdoor spaces. For sellers, documented upgrades and clear presentation help buyers evaluate a premium; they do not guarantee a return on every improvement.

Location, schools & a practical visit

Use the exact address to test school assignment, jurisdiction, and your regular travel routes. Visit a shortlisted home during a normal activity period to evaluate the relationship to the clubhouse, courts, roads, and nearby construction. Review roof and mechanical records, pool condition, impact protection, permits, and drainage with the appropriate inspectors before making a final comparison.

See the community. Review the actual home.

Use the official community or builder resources below for its own photographs, plans and current information. For a resale, request the floor plan and approved improvements for the exact address. Custom estates do not have one universal floor-plan collection.

The Oaks

Established estate homes with a varied architectural character.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

The Oaks Luxury Community Guide

Read the dedicated The Oaks luxury community guide for homes, amenities and ownership questions.

Request Your Home Valuation

The Oaks offers a different comparison from a single-style contemporary development. Its property owners’ association describes Mediterranean, transitional, and modern homes within one established community. A thoughtful shortlist therefore begins with the individual home rather than an assumption that every residence has the same design or condition.

Setting
Boca Raton 33496
Homes
469 estate homes across approximately 282 acres
Clubhouse
Approximately 25,000 square feet
Racquets
11 tennis courts and 4 pickleball courts, per the POA
Editorial focus
Homes above $1 million

Homes, architecture & scale

The POA describes homes ranging from approximately 3,000 to more than 13,000 square feet. That span makes broad averages a poor substitute for a property-specific review. Compare floor plan, usable living area, lot setting, renovation quality, bedroom distribution, and outdoor space. Confirm what a listing means by total versus air-conditioned area and request permit and improvement records for significant alterations.

Clubhouse & gathering spaces

The official clubhouse pages describe dining and gathering areas, a card room, a children’s wing, and basketball recreation. The community also publishes dedicated dining, fitness, wellness, and aquatics pages. Tour those spaces and ask for the current program, opening hours, guest arrangements, and any charges beyond regular assessments. The existence of a facility does not establish that every class or service is included.

Tennis, pickleball, fitness & swimming

The POA’s current about page lists eleven tennis courts and four pickleball courts. Some listing descriptions use different tennis counts, so the association is the reference used here. Confirm the current court inventory, booking rules, coaching, pool access, and fitness programming during your visit. Consider how close the home is to the activity areas and how that location affects your routine.

Association & full ownership costs

Request a current schedule of assessments and transfer charges, included-services list, budget, reserves, and any special assessment or planned capital work. Evaluate the structure on its own terms rather than assuming a country-club cost model. Obtain property-specific insurance, tax, pool, landscape, and maintenance estimates. A published fee attached to another address may not be the correct figure for your purchase date.

Pets, rentals & changes to the home

The written POA documents should answer pet limits, lease length and frequency, approval timing, vehicle and visitor rules, and architectural requirements. A home that has already been remodeled should be reviewed for approvals as well as appearance. For a planned renovation, confirm the process, deposits, contractor access, and whether approvals or permits are outstanding.

Pricing above $1 million

Published SERHANT. examples reviewed include 17814 Cadena Drive at $1.8 million and 17642 Middlebrook Way at $4.475 million. These research examples show why one price label does not describe the whole community; they are not a valuation or a promise of current availability. Compare recent closed transactions with similar size, lot, condition, roof age, and level of renovation before choosing an offer or asking price.

Location, schools & your inspection priorities

The POA gives its community address as 9950 Bridgebrook Drive, Boca Raton. Test travel from the specific property to your regular destinations. Verify schools and governmental jurisdiction by address. On a visit, inspect natural light, stairs, storage, lot exposure, mechanical systems, roof records, and evidence of approved renovations. A beautiful lake outlook should be evaluated alongside drainage, maintenance, and property-specific insurance questions.

See the community. Review the actual home.

Use the official community or builder resources below for its own photographs, plans and current information. For a resale, request the floor plan and approved improvements for the exact address. Custom estates do not have one universal floor-plan collection.

Royal Palm Yacht & Country Club

Waterfront, golf-course and interior settings in east Boca Raton.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

Royal Palm requires two distinct conversations: the home and its homeowners’ association, and the separately operated private club. A property address should never be treated as a promise of membership or access to every club facility.

Setting
East Boca Raton, near The Boca Raton resort
Community
742 lots and approximately 680 homes, per RPIA
Property settings
Waterfront, golf-course and interior locations
Club access
Private invitation-based membership; confirm separately
Editorial focus
Homes above $1 million

Community character & property selection

The Royal Palm Improvement Association identifies a mix of waterway, golf-course, and interior settings. Each can produce a different pricing and ownership discussion. A renovated existing home, a newly constructed estate, and a property purchased mainly for its lot should be compared on their own terms. Review usable land, setbacks, design approvals, living area, construction quality, and the condition of the home before drawing conclusions from an asking price.

Club membership, golf & recreation

The private club describes invitation-based membership and a member-led selection process, with no residency requirement for consideration. It publishes a Jack Nicklaus signature golf course, dining, racquet sports, fitness, wellness, and marina facilities. These are club offerings, not automatic benefits of buying a house. Obtain current written membership terms, dues, approval requirements, guest policies, and any waiting arrangements directly from the club.

Marina & boating questions

The club describes a sixty-slip marina. That does not establish a slip assignment for a particular purchaser. If a residence has a private dock, separately verify frontage, usable dock length, permitted structures, seawall condition, water depth, vessel clearance, insurance, and the route to the inlet. A waterfront view and a docking arrangement suited to your own boat are different features. Use an appropriate marine professional for a vessel-specific review.

Association, security & building standards

RPIA identifies itself as the neighborhood homeowners’ association and describes limited-access operations and architectural services. Ask for its current governing documents, assessments, design and construction rules, moving procedures, and review timelines. Security services should be understood operationally rather than as a safety guarantee. Confirm which entity handles each charge and approval so association costs and private-club costs are not mixed together.

Ownership costs, pets & leasing

Prepare a full budget for property taxes, insurance, maintenance, pool and landscape care, waterfront structures where applicable, and association charges. Add club costs only if the intended membership is confirmed. Review the current written pet, vehicle, leasing, contractor, and construction provisions. Do not assume that an older home’s tax bill or a seller’s club relationship will transfer to a new owner.

How to assess a $1M+ estate

This is an estate-level comparison where lot setting, frontage, age, design, and construction can outweigh broad averages. Separate waterfront, golf-course, and interior comparables; then distinguish the existing residence from the underlying land opportunity. Request a fresh closed-sale analysis for the exact segment. An ambitious asking price or a neighborhood record does not establish the value of another property.

Location, schools & a buyer’s visit

The association places the community beside The Boca Raton resort; the private club highlights the surrounding east Boca dining, shopping, and beach setting. Test routes from the actual address and confirm school boundaries independently. Bring property records, survey questions, permits, insurance requirements, and any intended club or boating use into the review before narrowing the shortlist.

See the community. Review the actual home.

Use the official community or builder resources below for its own photographs, plans and current information. For a resale, request the floor plan and approved improvements for the exact address. Custom estates do not have one universal floor-plan collection.

St. Andrews Country Club

An estate-home search organized around a private-club lifestyle.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

St. Andrews is best evaluated as a home purchase and a club-lifestyle decision together. The right property comparison should be accompanied by a written review of the membership obligations and the current cost structure, not only a tour of the house.

Setting
Boca Raton 33496
Home character
Estate residences
Golf
36 holes, including an Arnold Palmer Signature Design course
Lifestyle
Golf, dining, wellness and racquets
Editorial focus
Homes above $1 million

Homes & estate comparisons

The club’s public material describes an estate-home community. For a serious shortlist, distinguish newly built residences, substantially renovated homes, and properties needing further work. Compare lot position, living area, bedroom separation, stairs, garage capacity, outdoor spaces, and approved plans. A course outlook should be evaluated with the actual orientation, activity, and landscape maintenance around the property.

Golf & the club experience

The official golf page describes thirty-six holes, including the Palmer and Championship courses. Ask the membership team about access, practice facilities, instruction, guest rules, and current playing arrangements. Avoid relying on generalized promises of unlimited access or a particular booking experience. The program that fits a frequent player may be different from what a seasonal resident expects to use.

Dining, wellness & racquets

The POA’s public site identifies dining, wellness, racquets, and lifestyle alongside golf. Visit the facilities that would be part of your week and request the current operating schedule. Confirm which services are included in the applicable membership and which involve a separate charge. A facility list is the start of that conversation, not a substitute for membership documents.

Membership & association costs

Published property marketing identifies membership-related charges in the community, but a listing is not the final authority for your transaction. Obtain current initiation or capital charges, annual dues, POA assessments, spending requirements, taxes, transfer terms, and any refundable component in writing. Confirm approval requirements and timing before a purchase becomes dependent on club access. Do not assume the seller’s membership terms apply to a new owner.

Pets, leasing & renovation planning

Request the current governing documents for pet restrictions, leasing eligibility, minimum rental terms, tenant approval, parking, guest use, and contractor access. Review the approval process for additions, pools, generators, and exterior changes. For an older estate, check the records behind a claimed renovation: permits, approved plans, warranties, and the age of systems can materially affect your ownership budget.

Pricing homes above $1 million

This guide covers the $1M+ home segment and does not publish an unverified community-wide range. Compare current asking prices with recent closed sales for similar estate settings and condition. When estimating the full acquisition cost, keep the home price separate from membership and transfer obligations, closing costs, and planned improvements. For sellers, the buyer’s total commitment may influence the pricing conversation.

Location, schools & due diligence

The POA lists 17557 Claridge Oval West, Boca Raton, as its address. Test your actual travel patterns and confirm school assignment and jurisdiction from the property address. Review insurance, roof and mechanical condition, drainage, surveys, and applicable association matters with qualified professionals. A community visit should include the facilities you intend to use and the specific lot at more than one time of day.

See the community. Review the actual home.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

The Sanctuary combines a compact estate setting with boating and preserve features. For a buyer, the important distinctions are whether a particular home is waterfront, what docking rights actually come with it, and how the individual property relates to the community’s rules and facilities.

Setting
Intracoastal waterfront in Boca Raton
Community
97 estates, per the association website
Marina

Landscape
Approximately 27-acre bird and wildlife preserve

Homes above $1 million

Homes & the waterfront setting

The association describes custom luxury homes, with private deepwater dockage behind a portion of its estates. Not every home has the same outlook or boating capability. Compare lot position, usable water frontage, home age, renovation quality, living-area definitions, outdoor space, and the relationship between interior rooms and the water. A preserve outlook and a navigable waterfront lot are different buying decisions.

Marina, courts & the preserve

The public community description identifies a twenty-slip marina, tennis courts, and an approximately twenty-seven-acre bird and wildlife preserve. Confirm the present rules for each facility rather than assuming all owners have identical access. Ask about marina allocation, vessel limits, maintenance responsibilities, court arrangements, and visitor use. Review any environmental or landscape constraints relevant to the property with the appropriate professionals.

Boating: inspect beyond the view

Before relying on a docking claim, obtain a survey and review permitted docks and lifts, seawall condition, depth, tides, clearances, utilities, and the intended route. Compare these findings with your actual vessel. A listing’s description of ocean access does not by itself answer whether your boat can use a particular dock comfortably or legally. Obtain insurance and marine advice specific to the property.

Controlled access & ownership costs

The association describes guard-gated entry and land and water patrols. Ask how access and visitor procedures currently operate; no security arrangement is a guarantee. Obtain current assessments, transfer charges, budget and reserve information, included services, and any significant projects or special charges. Add flood and other insurance, waterfront maintenance, pool care, landscape work, utilities, and property taxes to the total budget.

Pets, leases & exterior projects

Confirm current pet provisions, leasing restrictions, approval timing, parking, dock rules, and architectural requirements in writing. Review whether a contemplated alteration involves association approval, city permits, marine permits, or environmental review. Prior approvals should be checked for scope and expiration. A neighbor’s improvement does not establish that the same project will be approved on another lot.

The $1M+ estate-pricing discussion

A SERHANT. property page for 4900 Sanctuary Lane displayed a $5.05 million sale reference, while its separate lease marketing carries a monthly rental figure. Those figures should not be confused. This article does not imply current availability or Vânia’s representation of that property. For a purchase, use fresh comparable sales matched for frontage, lot, condition, age, living area, and docking characteristics.

Location & a focused property tour

The association places The Sanctuary on Boca Raton’s Intracoastal Waterway. Test the route from a particular home to your regular destinations and verify school assignment by address. During a visit, review the waterfront from ground level, mechanical and roof records, indoor-outdoor circulation, drainage, natural light, and noise. Give the dock and seawall the same diligence as the residence.

Golden Harbour

An east Boca waterway neighborhood with an individual-property focus.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

Golden Harbour calls for a property-led approach. Rather than treating it as a resort-club community, compare the lot, residence, waterfront, and the ownership obligations attached to the exact address. Its neighborhood website describes its waterway setting and surrounding east Boca activities.

Setting
East Boca Raton, ZIP 33432
Character
Waterway neighborhood
Property focus
Single-family waterfront and estate opportunities
Useful comparison
Water frontage, lot utility and actual boating suitability
Editorial focus
Homes above $1 million

Homes, lots & neighborhood character

The neighborhood website places Golden Harbour among Boca Raton’s waterways. A buyer should separately examine a renovated house, a new residence, and a lot-oriented purchase. Review the survey, permitted improvements, living area, outdoor setbacks, garage function, and the extent of any rebuilding. The visual appeal of a new finish should not replace a review of the underlying structure and property records.

Waterfront & boating due diligence

Make the boat part of the search specification from the beginning. Verify the particular dock, permitted structures, seawall condition, usable frontage, water depth, clearance, and route rather than extending a general neighborhood boating description to every property. A marine professional can help assess physical suitability. Confirm the operating and insurance costs of waterfront ownership before comparing a waterway home with an interior property elsewhere.

Lifestyle & nearby destinations

The neighborhood site highlights beaches, parks, shopping, dining, and Mizner Park among the surrounding attractions. That is different from an included private clubhouse or country-club package. Confirm what is public, private, separately paid, or simply nearby. Test the routes you would actually use; distances, traffic, parking, and the chosen beach access point all affect the experience.

Association & ownership responsibilities

Request a property-specific explanation of any applicable neighborhood association, covenants, fees, services, and restrictions. Do not assume that waterfront branding establishes a standard amenity package or uniform maintenance arrangement. Review title and recorded documents with your advisers. Budget for taxes, insurance, roof and systems, landscaping, pool equipment, and dock or seawall work where applicable.

Pets, rentals & building plans

Confirm the written restrictions and governmental rules applicable to the exact parcel, including leasing, parking, pets, construction, and waterfront projects. Before purchasing for a major renovation or replacement home, review feasibility, permitting, setbacks, and any required architectural approvals. A large-looking lot or an existing neighboring home is not a permit determination for your project.

How to approach the $1M+ market

The county property record reviewed for 621 Golden Harbour Drive records a $2.8 million transaction dated April 5, 2021. It confirms a historical transaction, not today’s asking price, market value, or availability. For current decisions, obtain recent closed sales and active competition with similar frontage, lot area, residence condition, and construction age. Separate land value questions from the value of a completed home.

Location, schools & your visit

Confirm the municipality, permitting authority, flood information, and school assignment through the exact address. On a visit, examine natural light, the outdoor seating area, waterway activity, driveway use, garage access, and the dock at a practical level. If boating is not part of your plan, consider how much of the waterfront premium and ongoing maintenance you actually want to carry.

Long Lake Estates

Large-lot estates with a different ownership profile from resort communities.

By Vânia Aquino | SERHANT. · Research reviewed October 18, 2026

Long Lake Estates is a useful contrast to a community organized around a large recreation clubhouse. The buyer’s attention belongs on the individual estate: its land, house, lake setting, infrastructure, and the maintenance responsibilities that come with scale.

Setting
Boca Raton 33496
Home character
Custom estate properties
Research example
A published estate with approximately 1.24 acres
Useful comparison
Lot utility, lake frontage, condition and maintenance
Editorial focus
Homes above $1 million

Estate homes & usable land

A SERHANT. listing reviewed for 18161 Daybreak Drive describes approximately 1.24 acres and 8,890 square feet under air. Those are property-specific details, not specifications for every home. Compare usable outdoor areas, setbacks, lot shape, tree cover, drainage, and how the floor plan divides everyday living from guest or entertaining spaces. A large parcel should be evaluated for function as well as acreage.

Lake views & private recreation

The same published estate example includes lake frontage, a pool, and a private tennis court. Private features are not community amenities available with every purchase. If a home is marketed with a grandfathered or unusual improvement, have the relevant approvals and continuing-use rights checked. Do not assume that a feature on an existing property can be newly built on another lot.

Systems & the estate ownership budget

Large homes can carry substantial responsibilities beyond the purchase price. Review roofs, zoned air conditioning, electrical service, generators, plumbing, drainage, pool equipment, irrigation, and any septic or sewer arrangement for the actual property. Obtain inspections and realistic maintenance estimates. Ask which systems have recent service records and which may require near-term replacement.

Association & approvals

Florida’s corporate registry identifies the Long Lake Estates Property Owners Association. For a purchase, obtain the actual current governing documents, regular assessments, transfer charges, application requirements, and architectural rules. An entity registration verifies an association’s existence, not every operating rule. Review exterior work, construction access, landscape changes, and any restrictions affecting a planned addition or redevelopment.

Pets, leasing & future plans

Confirm pet restrictions, rental eligibility, tenant approval, parking, guest use, and any limitations on structures or private recreation through the current recorded and association documents. Before relying on architectural plans advertised with a home, establish whether they are conceptual, approved, permitted, transferable, or expired. The ability to imagine an expansion is different from an approval to build it.

Comparing homes above $1 million

The 18161 Daybreak Drive page displayed a $6.495 million asking figure during research. That is one published reference, not a closed sale, community-wide range, or promise of current availability. A useful analysis compares estate scale, usable land, lake setting, condition, renovation quality, and major system costs. Generic price-per-square-foot comparisons can miss the role of the lot and private outdoor improvements.

Location, schools & the property visit

Test routes from the specific address to the places you use regularly and verify the school assignment independently. Walk the full accessible property with the appropriate professionals, not just the interiors and pool terrace. Review survey boundaries, drainage, infrastructure, landscaping commitments, and any private sports or waterfront improvements before judging the property’s overall fit.
