Should You Accept a Cash Offer for Your South Florida Home?
A cash offer can be attractive. The right decision starts with understanding the entire offer.
If you are selling in Boca Raton, Delray Beach, Fort Lauderdale or elsewhere in South Florida, the word “cash” deserves a closer look. Compare the buyer’s ability to close, the written conditions, your estimated proceeds and the timing that fits your next move.
1. Start with what you would actually receive
Put competing offers on the same worksheet. Begin with the purchase price, then account for requested seller credits, agreed expenses and any proposed repairs. Ask your closing professional to prepare an estimated seller net sheet, including mortgage payoffs and applicable closing charges. A headline price alone does not show the amount you may receive.
For example, a hypothetical $1,000,000 offer with a $25,000 seller credit starts at $975,000 before other costs. A $985,000 offer with no seller credit starts $10,000 higher on that limited comparison. Neither figure is your final net proceeds.
2. Ask how the purchase will be funded
Request current proof of funds through your agent and confirm that it supports the proposed purchase. Ask whether funds are readily available or depend on another transaction, asset sale or third party. Keep account details private and share financial documents only with the professionals who need them.
3. Read the conditions attached to “cash”
A cash offer may remove the need for a mortgage, but the written agreement still matters. Identify inspection rights, deadlines, title requirements and any other contingencies. Ask your agent and attorney to explain when the buyer may cancel and which obligations remain. Never assume that cash means an unconditional purchase.
4. Compare the deposit and the timetable
Review the proposed deposit, when it must be delivered and who will hold it. Consider the inspection period, closing date and possession arrangements together. A fast closing has value only if it works for your plans. If you need time to move, discuss a realistic schedule before accepting.
5. Prepare the property records early
Organize documents that may help answer buyer questions: improvement records, available permits, association information, warranties and details about equipment included in the sale. For a waterfront property, gather available dock and seawall records. Your transaction professionals can help identify what is relevant to your particular property.
6. Compare certainty, flexibility and price together
Use a side-by-side review of price, credits, funding, contingencies, deposits, timing and possession. Decide which terms matter most to you. An offer that fits one owner’s urgent relocation may not suit another owner who needs flexibility. Evaluate the written terms before making a commitment.
